Boeing is putting a big bounce in Oklahoma Cityhousing and Realtors and homebuilders said they’re ready to catch it.

Engineering and management jobs. Good-paying jobs — some 1,500 all told, counting the ones coming here from Long Beach, Calif., this year in a move announced in 2010 and another 1,000 to be relocated from Wichita, Kan., and Puget Sound, Wash., in a company realignment revealed Wednesday.

And then some.

“The Boeing jobs have a multiplier effect of creating more jobs. In the specific categories of the type of jobs coming, if the ratio of those categories are at least at the national average, then it creates service jobs,” said Joe Pryor, president-elect of the Oklahoma Association of Realtors and an agent with Redbud Realty & Associates in Edmond.

Pryor said each Boeing job brought here can be expected to create four more.

“The type of employment we create is crucial, so landing these jobs has an even larger benefit to the community and also has a real impact on housing because more jobs mean more money flowing through the economy with increased tax revenues, which helps pay for important services and amenities that enhance the quality of life,” he said. “This also gives us national coverage of a positive nature and puts Oklahoma City on the map for more companies to bring us jobs.”

Boeing employees moving from Wichita to Oklahoma City will come to a somewhat more expensive housing market. The current median home price in Wichita is $125,000 and here it’s $133,305, according to the National Association of Realtors.

But people coming here from Long Beach are finding bargains even in Edmond, where the median price is $199,958; in Long Beach, the median price is $299,900, according to the Realtors.

In any case, home prices in Oklahoma City are affordable compared to the national median of $164,100, said Lisa Noon, CEO of the Oklahoma Association of Realtors.

Oklahoma City has sidestepped the worst of the national housing bust, but a welcome sign is still out for any improvement.

“I am very excited. I think it will be very positive for our market. I think we will have enough inventory and more will list and sell as these transfers get started. This is such great news for the metro,” said Linda Finch of Paradigm AdvantEdge Real Estate.

With Boeing’s location here at SE 59 and Air Depot Boulevard, the greatest impact could be in southern and eastern locales of the metro area, said Kurt Dinnes, president of the Central Oklahoma Home Builders Association and owner of Sun Custom Homes.

“We think that will really affect the south Oklahoma City and Mid-Del area,” he said. The influx of buyers is welcome, he said, “especially in a recovering marketplace.”

Jim McWhirter is ready for better times. The broker-owner of Gemini Builders and the former Gemini Realtors — now RE/MAX Gemini — in Del City said sales were off most of last year. McWhirter said that’s why he decided to sign his brokerage with a national franchise for the first time since starting it in 1993.

The RE/MAX brand and company support that comes with it, he said, will help his company shake off the slump and be prepared to meet newcomers looking for homes.

“The market’s down, but we’re expanding. We’re looking to the future,” McWhirter said.

Karen Blevins of Churchill-Brown & Associates Realtors said she saw no slowdown in 2011, partly because of a wave of other newcomers: employees of Continental Resources Inc., the energy company relocating from Enid. She said those homebuyers are looking at houses priced from $150,000 to around $500,000.

She said the high incomes of the Boeing newcomers will have them looking all over the metro area for homes, probably in the $300,000 to $500,000-plus range.

America’s most prosperous metros – like New York, DC, and San Francisco – are good places for the 99% to live and concluded that workers with limited education and skills would find these trend-setting cities hard to afford. I also pointed to the Oklahoma City region, with its low unemployment and low housing costs, as a pretty good place to live and that made me want to learn a little more about Greater Oklahoma City.

Metropolitan Oklahoma City’s diverse economy – including government, universities, energy, and high-tech firms — has held up well in the Great Recession. It didn’t fall victim to the housing boom and bust (2000 to 2007), so rents and house prices today are remarkably affordable and few homeowners are facing foreclosure. And the region scores high on lots of “top ten” lists — most affordable (Forbes), most recession-proof (Forbes), and best to start a small business (Fortune Small Business).

And the ten worst? Bakersfield, Palm Bay, Tampa-St. Petersburg, Lakeland, Bradenton-Sarasota, Riverside-San Bernardino, Orlando, Modesto, Stockton, Miami, and Las Vegas.

Republicans and Democrats in the U.S. Congress on Monday agreed on a measure that would increase the maximum size of mortgage loans that can be insured by the Federal Housing Administration, a key funding source for U.S. home loans.

The measure to raise the loan limits backed by the FHA still has to pass the Republican-led house and Democrat-controlled Senate before it becomes law, but the agreement by a bipartisan panel of lawmakers from both chambers indicates a strong likelihood of final approval.

The limits, which vary by real-estate markets, fell at the end of September for mortgages insured by the FHA, as well as government-controlled Fannie Mae and Freddie Mac . The higher loan limit was temporarily raised for Fannie, Freddie and the FHA during the financial crisis and it automatically dropped back to $625,500 on Oct. 1.

The agreement reached among House and Senate leaders excludes those loans guaranteed by Fannie and Freddie, which provide about half of the funding of all U.S. residential home loans. The deal would only impact FHA’s loan limits, restoring the cap for mortgages the government insures to as high as $729,750 in high-cost real estate markets through 2013.

The agreement follows a polarizing debate over the size of mortgages the federal government should back. The measure to increase the legal limits on the size of mortgages the FHA can insure was included in a bill to fund a large swath of government programs, from food inspection to law enforcement, that is seen as must-pass legislation for many lawmakers.

The legislation containing the amendment extends funding on a temporary basis for many government programs through Dec. 16, giving Congress additional time to finalize funding levels.

The House and the Senate must pass the bill by Nov. 18, when current funding expires.

The Commodity Futures Trading Commission, tasked with implementing several reforms of the Dodd-Frank financial overhaul, is given a budget of $205 million, roughly 50 percent below what the Obama administration requested.

Budget battles have raised the possibility of a government shutdown twice so far this year, as Republicans have pushed for steep spending cuts. Aides say they do not anticipate that this bill will lead to another round of budget brinkmanship.

The divisive debate on the loan limits will continue to play out this week as lawmakers push to pass the short-term funding measures. The Senate had pushed a measure that would raise the maximum size of a home loan backed by Fannie Mae, Freddie Mac and the FHA to $729,750.

The House did not include the higher limits in its bill to fund federal agencies through next September, instead favoring to keep the cap at $625,500.

The reduction in the loan limit was part of an effort to start reducing the government’s footprint in the mortgage market and revitalize the role of private lenders — an effort supported by President Barack Obama and Federal Reserve Chairman Ben Bernanke, as well as some Republicans in Congress and the FHA itself.

Critics, including several prominent House Republicans, opposed the higher loan limits because they believe the government’s extensive role in the housing market needs to be curtailed to protect taxpayers.

However, some Republicans, including several from California and New York, argued the housing market was still too weak to lose government support in higher-cost neighborhoods.

Some analysts say only a sliver of the overall U.S. housing market, about 2 percent to 3 percent, was impacted by the recent decrease in the limits. But some housing advocates believe a higher limit is warranted given the persistent weakness in housing.

  EDMOND— The Whole Foods Market effect continued its overall improvement of the food choices in the Oklahoma City metropolitan area with the recent opening of the Meat House.The Meat House, 2249 W Danforth Road, is a throwback to the original Kamp’s Grocery Store, offering premium meats, produce and baked goods. Bill Kamp’s Meat Market is still alive and well and living in Nichols Hills, but the new Meat House is taking things to the next level while working hard to support local producers.

“All the beef we sell is local,” said director of operations James Kraham, who graduated from Putnam City West High School before following a football career through West Texas A&M, Oklahoma State and finally the University of Nevada in Las Vegas where he majored in Hotel and Restaurant Management. “We’re committed to being a part of the community.”

That means local produce, beef from various Oklahoma cattle ranches, pork and chicken from local farms and bread from Prairie Thunder Baking Co.

Not everything is local, or you wouldn’t have a chance to get fish from one of Oklahoma City’s premier fishmongers, DeLancey Miller, whose commitment to sustainable fishing practices is the thing of legend among local chefs and gourmands.

Steaks can be cut to order and come in a variety of grades and ages. You also will find lesser-known cuts such as tri-tip and hangars regularly.

The store also offers high-end brands and exotic meats including $18-per-pound bacon from Nueske’s, pheasant, rattlesnake and duck. If it can be legally butchered, the Meat House has it plus all the things you need to make a complete meal.

But if you don’t feel like cooking, the Meat House offers plenty of take-away meals and foods prepared in its kitchen. You’ll also find Boar’s Head deli items and artisanal cheeses.

The first store in Edmond also won’t be the last. Kraham says they are looking in the Moore area and have considered Yukon, too.

“We want to have a presence all around Oklahoma City,” Kraham said.

Teresa Rose can’t pinpoint exactly what drew her to her Linwood Place home, but she was a fan of the neighborhood long before she lived there. “I would drive through this area as I was coming home, and I kind of fell in love with the neighborhood,” said Rose, director of community relations for Chesapeake Energy Corp. So when the sprawling bungalow at 3121 NW 20 went on the market, she checked it out and immediately fell in love. “I can’t say exactly (why) other than I just walked in, and it just has a good feeling,” she said. “It’s very welcoming, and it’s very open. It’s just a great comfortable home.” That was 13½ years ago. She’s called Linwood home ever since. Her house is part of the 16th annual

Linwood Place Tour of Historic Homes, set for 1 to 5 p.m. Sunday. Homes in the neighborhood were built from 1909 to the 1940s. The neighborhood is bordered by NW 23, NW 16, Drexel Boulevard and Interstate 44. Linwood Elementary School, 3416 NW 17, is also on the tour. Residents want to show off the extensive renovations done through Oklahoma City’s MAPS 3 project, tour spokeswoman Deborah Saunders said. Distinctive mix On a soft, warm evening with all the lights blazing inside, Rose’s home lived up to her assessment: welcoming, open and comfortable. Built in 1920 for businessman John Kilpatrick — whose name now graces a turnpike — the home features a wide porch complete with a porch swing. Rose said she and her daughter are drawn to the porch swing when it rains. “Even if it’s 40 degrees, we curl up in blankets and go outside, sometimes with hot chocolate,” she said. She has two daughters, Mackenzie, 17, and 13-year-old Paris. Linwood Place was platted in 1909. The earliest houses were built on large lots marketed as “country estates” at the end of the city trolley line, a refuge from the bustling city of 65,000. It was replatted and subdivided in the 1930s, when its distinctive Tudor brick cottages were built. The result is a mix of styles, all overhung with enormous trees.

Rose said her home is an “airplane bungalow,” distinguished by the cupola effect of the second floor where the bedrooms are. She had the second floor remodeled before the family moved in, merging a small bathroom and bedroom into a spacious master bath. Bold patterns and bright colors dominate throughout, from bright floral wallpaper in the compact kitchen to the dark red of the television room to the soft gold tones of her younger daughter’s room upstairs. “I truly love and think these kinds of houses are able to absorb lots of texture, lots of color,” Rose said. “But it is because they are substantial.” Kept in families Linwood Place homes are so substantial and so beloved, in fact, that many are passed down from generation to generation, Rose said. One neighbor’s home, she said, is in the hands of the fourth generation. It gives the Linwood neighborhood a dynamic mix. “The neighborhood is a wonderful, old-fashioned neighborhood,” Rose said. “Any given morning, weekend, evening, you’ve got kids on bicycles, you’ve got people walking dogs, running, walking — of all ages. There’s young couples, there are seniors and everything in between.”
